Key Handling & Home Access Policy

This Key Handling & Home Access Policy outlines the procedures, responsibilities, and security measures related to accessing and handling client keys, access codes, and home security information while under the care of Mid Shore Animal and Home Sitting, LLC (“Service Provider”).
1. CLIENT AUTHORIZATION & HOME ACCESS
a. The Client grants the Service Provider permission to enter their home for the purpose of providing animal sitting and home care services as agreed upon in the service contract.
b. The Client will provide the Service Provider with access to their home via keys, door codes, security system instructions, gate controls, or other necessary means.
c. If the Client’s home is located within a gated community, the Client agrees to arrange for the Service Provider’s entry in advance or provide necessary access credentials.
2. KEY HANDLING & SECURITY
a. All keys, fobs, and access codes provided by the Client will be securely stored and will not be labeled with identifying information such as the Client’s name or address.
b. The Service Provider will not copy, duplicate, or share the Client’s key(s) or access information with any unauthorized individuals.
c. If a key must be transferred between sitters, it will be done securely and only between trusted team members.
3. SECURITY SYSTEMS & ALARMS
a. The Client must provide clear written instructions for arming and disarming security systems, along with any necessary passcodes.
b. The Service Provider is not responsible for false alarms, fees, or damages incurred due to incorrect alarm instructions or failure to provide updated access codes.
c. The Service Provider will make reasonable efforts to ensure alarms are properly set upon departure but cannot be held liable for any security breaches due to system malfunctions or Client miscommunications.
4. LOST, DAMAGED, OR UNUSABLE KEYS
a. In the event that a key provided by the Client is lost, stolen, or damaged, the Service Provider will notify the Client immediately and arrange for a replacement.
b. If the Client fails to provide a working key or access method at the start of service, the Service Provider will attempt contact. If access is not granted within 30 minutes, the appointment may be canceled, and the Client will be charged the full service fee.
5. RETURN OF KEYS & ACCESS INFORMATION
a. Upon termination of services, the Client may request the return of their key(s) or security information.
b. Key return will be handled in one of the following ways:

In-person handoff (Client and Service Provider arrange a meeting).

Secure drop-off at an agreed location.

Mail return (at the Client’s risk and expense)
c. If the Client does not request key return, the Service Provider will securely retain the key for future services unless otherwise instructed.
6. THIRD-PARTY ACCESS
a. If other individuals (e.g., housekeepers, family members, contractors) have access to the home during the service period, the Client must notify the Service Provider in advance.
b. The Service Provider assumes no liability for any damages, theft, or security breaches that occur while third parties have access to the home.
7. EMERGENCY ACCESS & LOCKOUTS
a. In the event the Client is locked out of their home, the Service Provider may grant entry only with prior written authorization and verification of identity.
b. If a locksmith is required due to lost keys or access failure caused by the Service Provider, the Service Provider will cover the cost. If the issue arises from the Client’s failure to provide correct access information, the Client is responsible for locksmith fees.
8. LIABILITY WAIVER
a. The Client understands that while the Service Provider takes every precaution to ensure home security, the Service Provider cannot be held liable for burglary, break-ins, vandalism, or any security-related incidents that occur while services are being rendered.
b. The Client agrees to hold Mid Shore Animal and Home Sitting, LLC harmless for any security system malfunctions, forgotten access codes, or unauthorized third-party access beyond the Service Provider’s control.
9. AGREEMENT TO TERMS
By booking services, the Client acknowledges that they have read, understood, and agreed to this Key Handling & Home Access Policy. The Client understands their responsibility in providing secure access and waives liability against the Service Provider for any reasonable actions taken in good faith.
